Compliance isn’t optional. Neither is proving it.

HSE doesn’t ask why there’s a leak in your roof. It asks why you don’t have a valid inspection on file.

When something goes wrong, no one asks why there were outstanding reactive works. They ask whether a valid inspection was on file.

ICM keeps your buildings legally compliant first. Reactive works and FM delivery follow from that, not the other way round. Planned maintenance is delivered in full. But the statutory position leads, and everything else is organised around keeping it valid.

What we keep compliant

Infrastructure compliance, across the whole building

Nine statutory areas, from the plant room to the roof. We assess the duty, deliver the work, and hold the evidence as one current record.

  • Fire safety

Fire risk assessments, alarm and detection servicing, extinguisher provision and fire door inspection.

Regulatory Reform (Fire Safety) Order 2005 · BS 5839

  • Legionella control

Written scheme, legionella risk assessment, and the monitoring and control regime that keeps it valid.

    HSE ACOP L8 · HSG274

  • Water systems

Cold water storage tanks, calorifiers, TMVs and system pipework, inspected and kept within temperature.

HSG274 Part 2 · Health and Safety at Work etc. Act 1974

  • Fixed electrical installations

Periodic inspection and testing of the fixed wiring, distribution boards and protective devices across the building.

Electricity at Work Regulations 1989 · BS 7671 (EICR)

Find out where your buildings actually stand.

A compliance review is a structured look at what is in place, what has lapsed, and what is missing. Building by building, duty by duty.

Book a compliance review

Already being done is not the same as compliant.

Three reasons given for leaving things as they are, and where each one breaks down.

  1. 01

“Our current FM company already handles all of this.”

Most FM providers are built around reactive works, with compliance bolted on as one line in a schedule. ICM runs it the other way round: the statutory position comes first, and planned and reactive works are organised around keeping it valid. If compliance is a by-product of your FM contract, it is the first thing to slip when the contract is busy.

  2. 02

“We get our PPMs done. That is the same thing.”

Planned maintenance keeps equipment running. It does not, on its own, prove the building meets its legal duties on a given date. ICM delivers the PPMs and holds the evidence: assessments, certificates, registers and re-inspection dates, kept as a single current record you can produce on demand.

  3. 03

“If we go to market, why you and not one of the established FM providers?”

The large compliance-aware FM providers still lead with facilities delivery and treat compliance as a workstream inside it. An ICM contract is an FM contract with compliance at the forefront: the same PPM and reactive delivery, structured so the legal position is never the thing that gets deprioritised.
