Infrastructure projects for any building

Whether you are replacing plant, upgrading a system, adding capacity or planning a programme of works, ICM manages the project from brief to handover. Projects are a service in their own right, and you do not need an FM or compliance contract with ICM to bring us one.

  • Electrical installations and upgrades

    New and upgraded distribution, lighting and emergency lighting, and electrical infrastructure for new layouts and changes of use.

  • Fire and life safety systems

    Fire alarm and detection, emergency lighting, fire doors and compartmentation, installed or upgraded to suit the building.

  • Water and plumbing systems

    Hot and cold water plant, tanks, pipework, mixing valves and outlets, new or replaced.

  • Heating, cooling and ventilation

    Boilers and heating plant, air conditioning and ventilation, installed, upgraded or replaced.

  • Lifts, access and roof works

    Lift refurbishment through specialist contractors, plus roof access, fall-arrest systems and edge protection.

  • Plant replacement and energy upgrades

    Planned replacement of ageing plant, and lighting and efficiency upgrades that improve energy performance.

ICM manages your project from scope to sign-off, so the work meets your brief and the regulations that apply, and the records are complete when the job is done.

    The brief starts from what you need the building to do and the standards it has to meet, so the work is exactly what is required.

    Competent contractors

    Contractors are checked for the right competence, accreditations and insurance, and quotes are compared on the same scope.

    One point of contact and one contract, whoever carries out the work.

    A qualified project manager on site

    A qualified, competent project or programme manager attends site to monitor the works: reviewing method statements and risk assessments, supervising progress and inspecting the finished job before sign-off.

    Complete records on completion

    Certificates, test results, drawings and asset details are collected into a handover pack, and added to the CAFM record for clients on an ICM contract, so the evidence is ready and the next inspection is already scheduled.

  6. 06

    Follow-up and warranty

    Defects are followed up, warranties are logged against the asset, and any re-inspections are scheduled.

    Mobilise

    Method statements and risk assessments are reviewed, and occupants are told what to expect and when.

    Deliver and supervise

    A qualified project manager attends site to monitor the works, with progress reported against the plan and disruption to occupants kept to a minimum.

A project plan you can follow

Every project has a written plan agreed before work starts: what happens, in what order, who is responsible, and when. The plan sets out the critical path and the dependencies around it, so everyone knows what has to finish before the next thing can start.

  • A clear critical path, so you can see where the dependencies are and where a delay would move the finish date
  • Dependent activities and areas identified, such as plant deliveries, permits, access and isolations
  • Potential delays flagged early, with the float available shown and the critical path protected
  • A programme with milestones and sign-off points
  • Named responsibilities for ICM, the contractors and your team
  • Progress reported against the plan, with any change agreed before it happens
